在当前经济环境下,研究住宅价格的成因及其理论模型,对于保持住宅价格在合理范围内变动,促进我国房地产业健康发展和国民经济的稳定运行具有重要的意义。本文从对住宅价格的非理性变动引起的危害分析入手,全面介绍了住宅价格理论研究的七大理论模型,简要分析了七大模型的适用范围和局限性,并指出了房地产价格的形成是宏观经济变量、微观经济变量、经济因素和非经济因素共同作用的结果。
In the current economic environment, studying the causes and theoretical models of housing prices is of great significance for maintaining the changes in housing prices within a reasonable range and promoting the healthy development of China’s real estate industry and the stable operation of the national economy. Based on the analysis of the hazard caused by the irrational change of housing price, this paper introduces seven theoretical models of housing price theory, briefly analyzes the applicable scope and limitations of the seven models, and points out that the formation of real estate price is macro Economic variables, microeconomic variables, economic factors and non-economic factors together.
