在桂林获批建立国家旅游改革试验区的背景下,桂林旅游将进入一个黄金发展期。雁山作为桂林经济发展的后发地带,利用适逢旅游资源改革与高校迁入的机遇,通过系统的规划设计与制度安排来解决地区建设与经济发展中遇到的问题,将雁山资源以旅游资源的形式加以整合运筹,成为桂林旅游改革实验区的重要组成部分。本文运用契约型上市房地产基金LPFs(Listed Property Funds)模式,在桂林综合旅游实验区建设的背景之下,提出将旅游资源打包成旅游地产形式,并委托专业的信托公司以资产证券化形式进行运作。
Guilin tourism will enter a golden period of development in the context of the approval of the establishment of a pilot zone for national tourism reform in Guilin. Yanshan, as the late-developing zone of Guilin’s economic development, takes advantage of the opportunities that coincided with the reform of tourism resources and the relocation of colleges and universities to solve the problems encountered in the construction and economic development of the area through systematic planning, design and institutional arrangements. Tourism resources in the form of integration and logistics planning, becoming an important part of Guilin Tourism Reform Experimental Zone. This paper uses the Listed Real Estate Funds (LPFs) model under the background of the construction of Guilin Integrated Tourism Experimental Zone, proposes that the tourism resources should be packaged into the form of tourism real estate and commissioned by professional trust companies to operate in the form of asset securitization .
