近年来,中央及地方政府大力推进保障房建设,并鼓励开发企业,尤其国有大型企业参与保障房建设。在国有企业参与下,混合了动拆安置房、廉租住房、经济适用房和公租房等多种保障房产品的大型居住社区应运而生,成为应对城市住房问题的重要模式,而大型居住社区保障房建设成功的关键在于国有大型企业参与建设的经营模式和管控模式。合理的模式选择,是实现国有企业参与大型居住社区建设“既承担责任又有利可图”这一战略目标的先决条件。
In recent years, the central and local governments have vigorously promoted the construction of affordable housing and encouraged the development of enterprises, especially large state-owned enterprises, in the construction of affordable housing. With the participation of state-owned enterprises, a large-scale residential community with various kinds of affordable housing products such as movable demolition, low-rent housing, affordable housing and public rental housing came into being as an important mode to deal with housing problems in urban areas.
