针对我国房地产供求失衡的状况,提出应从需求管理的角度出发,以控制城市房地产市场投资规模和保证供需平衡为目的,利用经济控制论的库存理论,建立了房地产开发规模优化决策的数学模型,推导出模型的最优解.经实例分析验证,该数学模型对于确定最优的房地产开发规模而言,是简捷、实用的模型,对于提高房地产市场管理及投资经营决策水平有广泛的应用价值
In view of the imbalance of supply and demand of real estate in our country, this paper proposes that from the point of view of demand management, to control the investment scale of urban real estate market and guarantee the balance between supply and demand, a mathematical model of real estate development scale optimization decision is established by using inventory theory of economic control theory. The optimal solution of the model. The example analysis shows that the mathematical model is a simple and practical model for determining the optimal scale of real estate development and has a wide range of application value for improving the real estate market management and investment management decision-making.
