房地产是对国民经济发展和城市经济发展最具影响的产业,而房地产投资既是发展房地产业的重要环节,也是国家宏观经济调控的重要内容。为准确判断当前房地产投资形势,近期我们对深圳市今年以来房地产投资情况进行了快速调查。结果表明:房地产投资规模稳定增长;投向向住宅倾斜;但投资资金周转困难影响了房地产业的健康发展。 一、当前深圳市房地产业投资现状及存在问题 1、投资规模稳定增长,在建规模偏大 1~9月,全市累计完成房地产开发投资83.3亿元,比去年同期增长12.4%,高于基本建设增幅1.6个百分点,增幅基本稳定。 由于前几年深圳市房地产业投资的一度膨胀,延至当前房地产在建规模偏大。尽管累计至9月房地产竣工面积同比增幅达82%,但是占大量的施工面积仅一成左右。见下表。
