2007年1-4月,北京公寓市场新增供应明显下降,其总体交易“价升量跌”。2007年1-4月公寓新增供应共计约20万平方米,与2006年同比下降约15%。从2007年1-4月高档公寓成交价格和成交面积的同比变化看,总体价格平均每平方米上涨近2000元,而成交量的降幅较大,同比减少近42%。针对成交量明显缩减的现象,其主要原因是房价的高位运行,政府出台的一系列宏观调控政策,让购房者对高档公寓持谨慎态度,持币观望,同时股市的火爆也分流了部分房产投资,而2006年限外令的出台也在一定程度上了影响了高档公寓的需求。
