近年来,住宅建设用地使用权及其相关问题日益引起了人们的关注。住宅与每个人息息相关,房屋的权属问题是人们关注的头等大事,《物权法》的颁布为人们吃了一颗定心丸,人们不会再担心70年后自己的房子不再是自己的这一问题。然而由于法律的滞后性,以及相关配套法规的欠缺,在实践中并不能解决所有的问题,还留有相当大的空间需要相关法律的不断完善才能使相关权利人的正当权益得到切实而充分的保护。
