在我们去年以来设计的项目里,高层住宅的比例越来越大,也反映出国家节能省地政策在发挥作用,越来越多的项目提高容积率,甚至放开限高。另一方面国家新的户型政策,所有产品都得拿出70%产量来生产90平方米以下的小户型,这样造成户型的创造余地非常小。我们公司统计过90平方米以下的小户型不到30种,其中可以用的只有10种以下,也就是说90平方米小户型仍然可以继续创新,没准小户型能做出四居室、五居室,但是它肯定不好用。就要求大家同样做小户型的产品的时候,你的产品研发的精力应该超越户型设计这个层面了。那么,哪些方面可以创新呢?短期内我们可以在大的外观形象上还能有一些突破,但是长线呢?任何革命,任何行业的创新,其本质是技术的革命和升级,所以在住宅产品上,未来的技术革命,才是它的本质。今天我们有三点体会跟大家做一个分享。
