本文以阐述了房地产泡沫产生和发展的过程,利用具体的指标综合分析了国外和国内的房地产发展状况,结具体的案例得出合理的临界值,并以此临界值分析我国的房地产发展状况;从而得出虽然我国还不存在全国性的房地产泡沫,但各指标表明我国的房地产市场持续走热,有一定的泡沫风险,需要采取一定的宏观经济措施加以调节才能使我国房地产市场发展更加规范化。
This paper elaborates the process of the real estate bubble emergence and development, uses the concrete index to comprehensively analyze the foreign and the domestic real estate development situation, draws the reasonable critical value in the specific case and analyzes the real estate development in our country with this critical value; It can be concluded that although there is no national real estate bubble in our country yet, all the indexes indicate that the real estate market in our country keeps going hot and there is a certain bubble risk and some macroeconomic measures need to be adjusted to make our real estate market more standardized.
