一段时间以来,不少人士著文或发表意见指出,我国房价太高,应该降温。以北京市一套80平方米的新房售价与户均收入相比,房价收入比达到11倍,比当年世界银行驻华专家提供的3~6倍的“国际惯例”高得太多了。还有人以一个近几年房价上涨最快的城市(其中有两年增幅超过10%)为例,认为房价的上涨速度太快了。但这些意见还需要细细推敲。
For some time now, many people have written or published opinions that China’s housing prices are too high and should be cooled down. Taking Beijing’s 80-square-meter new home as an example, its price-to-income ratio is 11 times higher than that of average household income, much higher than the “international practice” of 3 to 6 times that provided by the World Bank’s experts in China. Others, in one of the cities where home prices have risen sharply in recent years, with an increase of more than 10% in two years, think that house prices have risen too fast. However, these comments also need careful scrutiny.
