中国建筑学会理事长宋春华将未来的城市居民住房状态称为后小康居住模式。这一居住模式的特点表现为,前10年是居住面积的增长,后10年是居住品质的提高。其大致进程是:到2005年人均拥有建筑面积达22平方米,每户建筑面积大约为70平方米。到2010年,城市人均住房面积为25平方米,户均面积大致是80平方米。在达到这一住房指标后,新建住房增幅有可能放缓,住宅产业将由增量型的发展转向存量型的发展。
Song Chunhua, chairman of China Architecture Society, described the housing status of urban residents in the future as a well-off living model. The characteristics of this mode of living performance, the first 10 years is the growth of living area, the following 10 years is the improvement of living quality. The general process is: by 2005 per capita owned building area of 22 square meters, each floor area of about 70 square meters. By 2010, urban per capita housing area of 25 square meters, average household size is about 80 square meters. After reaching this housing index, the growth of new housing may slow down, and the housing industry will shift from incremental development to stock-based development.
