尽管中央政府对房地产价格屡屡出台严厉的调控措施,但中国楼市却陷入了“越调越涨”的怪圈。本文从房价上涨过程的简要回顾开始,分析推动房价上涨的主要原因,指出房地产名义价格下降有可能引发的风险,进而基于包容性增长的视角提出房地产调控的新思路——稳定房价,提高收入。
Although the central government repeatedly promulgated stringent control measures on real estate prices, the property market in China has plunged into a vicious circle with more and more inflation. This article starts with a brief review of the rising process of housing prices, analyzes the main reasons for the rise of housing prices, points out the risks that may arise from the decline of nominal prices of real estate, and then puts forward a new thinking on real estate regulation based on the perspective of inclusive growth - stabilizing housing prices and raising incomes.
