根据入世协议,我国在入世后3年内允许外商成立独资房地产企业,同时合资合作房地产企业享受“国民待遇”。近年来,由于强烈的人民币升值预期,大量外资正在以各种各样的方式进入中国房地产市场。根据国家统计局的数据,2006年外资进入国内房地产开发的资金达394亿元,同比增长53%;2007年1~6月外资进入房地产的资金为282亿元,同比增长68.7%。如果考虑到外国企业及个人商品房的投资,外资进入中国房地产的资金还要高很多。
According to the agreement on accession to the WTO, China will allow foreign investors to set up wholly-owned real estate enterprises within 3 years after China’s accession to the WTO, and at the same time, joint ventures and cooperative real estate enterprises will enjoy “national treatment ”. In recent years, due to the expectation of strong RMB appreciation, a large amount of foreign investment is entering the real estate market in China in various ways. According to the data of the National Bureau of Statistics of China, in 2006 foreign capital reached RMB39.4 billion in domestic real estate development, an increase of 53% over the same period of last year. From January to June 2007, foreign capital entered into real estate was RMB28.2 billion, an increase of 68.7% over the same period of last year. If you consider the investment of foreign enterprises and individual commercial housing, foreign capital to enter the real estate in China is still much higher.
