近日,“房奴”张先生状告银行因月利率计算公式有差异导致20年多还数千元房贷的事件引发广泛关注,贷款利率、期限和还款方式成为关注的焦点。笔者调查发现,签订房贷合同的时候选择适合自己的还款方式和提前还款时间,大有讲究。比如,采用等额本金的还款方式支出利息更少,100万元房贷20年期限可以节省13.87万元;同时提前还款时间不同,手续费可差数万元。
