文章基于2002-2010年我国35个大中城市的面板数据,运用空间滞后双向固定模型方法对城市住宅价格的空间关联性进行了实证研究。结果显示,我国城市房价存在显著的空间正相关性,空间依赖性在一定程度上决定了房价,并且这种空间交互作用还显著影响了邻近城市的住房价格。文章进一步分析了财政分权程度和城市公共服务对房价的影响。结果显示,财政分权下的地方竞争对地方政府推高房价具有显著的正向影响,并且由教育、医疗、交通、环保等社会服务以及现代化程度等因素所决定的城市公共服务与房价存在显著的正向联系,在房地产市场发展进程中区域性背离的一个重要原因在于各地区公共服务水平的失衡。
Based on the panel data of 35 large and medium-sized cities in China from 2002 to 2010, this paper makes an empirical study on the spatial correlation of urban housing prices by using the two-way fixed model of space lag. The results show that there is a significant spatial positive correlation between urban house prices in our country and spatial dependence determines housing prices to a certain extent, and this spatial interaction also significantly affects the housing prices in neighboring cities. The article further analyzes the degree of fiscal decentralization and the impact of urban public services on house prices. The results show that local competition under the fiscal decentralization has a significant positive effect on the local government pushing up housing prices, and the urban public services and housing prices determined by factors such as social services such as education, medical care, transportation, environmental protection and the degree of modernization have significant effects The positive connection between the real estate market in the process of regional departure from an important reason is that the level of public service imbalance in various regions.
