众所周知,北京别墅的分布,最具竞争的区域格局已经形成,即“一山”、 “二河”、“三线”、“四高”。“一山”指西山,从门头沟、八大处、香山直至温泉永丰乡;“二河”指潮白河、温榆河两河流域别墅带;“三线”指立汤、京顺、京通三条线;“四高”则指京昌、京沈、京开、京密四条高速路。其中“三线”和“四高”是传统概念的别墅区域,而“一山”和“二河”因自然资源相对稀缺,成为北京别墅分布的最佳位置。从传统和业界普遍的接受度来讲,人们更习惯区域的分类方式,即中央别墅区、奥北别墅区、西山别墅区、东部泛 CBD 别墅区、城南别墅区等五大别墅热点区域。后者分类比前者给人印象更深刻的原因,除了开发商在推广手段上的大力宣传外,还由于别墅区相近的地理环境、居住气氛以及客群的同质化等因素的作用,所以从某种程度上讲,后一种分类更有共性,更具有分析的价值。
