随着我国经济增长速度的触底反弹,房地产投资过热趋势开始凸显。在介绍我国房地产投资的基本情况后,总结我国经济流动性过剩产生的原因,然后对流动性过剩进行度量,在此基础上对流动性过剩与房地产投资的关系进行理论与实证检验。实证结果支持理论分析的正确性,表明流动性过剩是我国房地产投资过热的原因之一。
With the bottoming out of the rate of economic growth in our country, the overheating trend of real estate investment has begun to highlight. After introducing the basic situation of real estate investment in our country, the author summarizes the causes of excess liquidity in our country and then measures the excess liquidity. On the basis of this, the author makes a theoretical and empirical test on the relationship between excess liquidity and real estate investment. The empirical results support the correctness of theoretical analysis, indicating that excess liquidity is one of the reasons for overheating of real estate investment in our country.
