物权指自然人、法人直接支配不动产或者动产的权利,包括所有权、用益物权和担保物权。不动产指土地以及建筑物等土地附着物;动产指不动产以外的物。公示指确认物权设立、变动的依据,如登记。物权公示是为了让他人清楚地知道谁是权利人,以维护权利人、与交易有关的人的合法权益。除有相反证据证明的以外,记载于不动产登记簿上的人是该不动产的权利人,动产的占有人是该动产的权利人。
Property rights refer to the rights of natural persons and legal persons who directly control real or personal property, including ownership rights, usufructuary rights and security interests. Real estate refers to land and buildings and other land attachments; movable property refers to things other than real property. Publicity refers to confirm the establishment of real rights, changes in the basis, such as registration. Property rights publicity is to make it clear to others who are right holders in order to safeguard the legitimate rights and interests of people involved in the transaction. Except to the contrary, the person recorded in the register of immovable property is the obligee of the immovable property and the owner of the immovable property is the obligee of the immovable property.
