关于杭州的房地产市场,一直不缺争议:从2002年起,杭州房价的走向几乎每年都要引起一场激烈的口水仗。然而,事实却是:从2002至2004年,杭州房价却是最迅猛地增长。2005-2006年,严厉的宏观调控下,杭州楼市仍然稳健。房地产开发投资回落、部分区域成交价回落,2007年,楼市面临的又是怎样一个发展前景?是扭头向下,还是继续盘整,或者保持稳健小幅上扬?又是众说纷纭,当我们再次质疑杭州楼市发展前景的时候,要作一个理性的判断,必先还原杭州楼市真实的面目。我们收集了过去十年中(1996-2005)有关房地产市场的方方面面数据,以期在这些数据背后,我们能找到杭州楼市发展的真正动态。
On the real estate market in Hangzhou, there is no shortage of controversy: from 2002 onwards, the trend of housing prices in Hangzhou almost every year to cause a fierce bickering. However, the truth is: from 2002 to 2004, housing prices in Hangzhou were the most rapid growth. From 2005 to 2006, under the severe macroeconomic control, the property market in Hangzhou remained sound. Investment in real estate development fell, some areas of the transaction price down in 2007, the property market is facing what is a development prospects? Going down, or continue to consolidate, or maintain a slight rise slightly? There are divergent opinions, when we again question the development of the property market in Hangzhou Prospects, to make a rational judgment, we must first restore the true face of Hangzhou property market. We collected data on various aspects of the real estate market over the past decade (1996-2005) so that we can find out the real development of the property market in Hangzhou.
