在借款人收入水平增长较快、贷款利率市场化发展的背境下,我国住房贷款市场主流还款方式——等额还款法将导致借款人在前期的还款收入比过高,后期过低,由此出现了还款负担的倾斜,不利于借款人达到住房消费效用最大化,同时也加大了贷款人面临的违约风险。本文以借款人的收入波动作为设计各期还款额大小的依据,将借款人所处的生命周期及总体经济发展这两种能够引起大部分借款人收入变化的因素作为还款定价调整的两个因子,设计了新的适合普通家庭的住房贷款还款定价方式。
