随着市场经济的发展与完善,以及人们住房需求的不断上升,房地产公司近几年普遍进入了蓬勃发展时期。然而同时,企业竞争逐年上升,政府宏观调控也愈发从紧,并且发布了一系列政策与措施稳定房价和控制银行信贷。在该环境下,房地产公司唯有不断加强内部控制力度,才能提高市场竞争力,以求稳定发展。基于此,笔者以房地产公司为立足点,通过分析房地产公司内控机制的当前现状,对其内部控制机制的设计与运行展开探讨,希望有助于我国房地产公司的未来发展。
With the development and improvement of the market economy and the rising demand for people’s housing, real estate companies have generally entered a booming period in recent years. However, at the same time, the competition of enterprises has been increasing year by year. The macro-control of the government has also become increasingly tight and a series of policies and measures have been issued to stabilize housing prices and control bank credit. Under this circumstance, real estate companies can enhance their market competitiveness in order to achieve stable development only by continuously strengthening their internal controls. Based on this, the author takes the real estate company as the foothold, analyzes the current status quo of the internal control mechanism of the real estate company, explores the design and operation of its internal control mechanism, hoping to contribute to the future development of the real estate company in our country.
