林洁(伟业顾问):我觉得 SARS 的对楼市的影响,并没有像我们想象的那么深刻、那么长远。从表面现象来看,也确实有很强的表面上的相关性。郊区化楼盘的倾向越强,在非常时期热销的状况也就越加明显。我本人不太认可“后非典时代”这一提法。但随着城市化进程的发展,中低密度住宅及小城镇建设将有极大的上升空间。

From the surface of the phenomenon, it does have a strong surface correlation. The stronger the tendency of suburbanized real estate, hot sales in the extraordinary situation will become more apparent. I myself do not quite recognize the term “post-SARS”. However, with the development of urbanization, there will be tremendous room for growth in medium and low density residential and small towns.
