除了考虑美国次贷危机给我国经济带来的影响外,我们更应该关注它给我们的启示,反思我国房地产行业和银行的关系。由于中国不具备相关条件,因此不会发生“美国式次贷危机”。我国与房地产相关的银行风险不是来自个人住房抵押贷款,而是在于房地产企业的大量银行借款融资以及它对银行的高度依赖,如果这个问题处理不好,则可能引发“中国式次贷危机”。本文对此进行了分析,并提出了几点建议。
In addition to considering the impact of the U.S. subprime mortgage crisis on our economy, we should pay more attention to the enlightenment it gives us and reflect on the relationship between China’s real estate industry and banks. Because China does not have the relevant conditions, it will not happen “American subprime mortgage crisis.” China’s real estate-related bank risk is not from individual housing mortgage loans, but rather a large number of real estate real estate bank financing and its high dependence on banks, if the problem is not handled properly, it may lead to “subprime mortgage crisis in China ”. This article has carried on the analysis, and has put forward some suggestions.
