一、购房需求的多样化、个性化。过去长期实行计划经济体制,对住房采取实物分配办法,这种分配办法有许多弊病。就住房消费需求而言,消费者对住房的地段、套型、楼层、面积、朝向等,全无选择的自由,造成上班、就学、就医、居住等多方面的不便,而又别无选择,住房需求受到压抑。城镇住房制度改革后,实物分房变为货币购房,消费者用自己的钱购房。消费者根据自己的收入、喜好,对住房面积、套型、功能设计、环境质量、物业管理等等精挑细选。住房需求呈现多样化、个性化特征。二、购房主体年轻化、高学历化。1、从住房消费者的年龄结构分析。25岁以下的住房消费者一般住在父母家或学校;55岁以上的住房消费者一般已通过实物分房拥有房改房,其中的大多数暂无经济实力购买新商品房。而六、七十年代生育高峰时出生的,现处于成家立业阶段,渴望改善居住条件,住房消费意识强,他们是购房主体。2000年南京“秋季房产交易会200份问卷调查显示,计划购房者中20-25岁40人,26-35岁80人,36-50岁38人。2、从学历结构分析。高学历的年轻人、从事新兴产业(如金融、证券、保险、IT产业等)的年轻人,收入丰厚,消费意识、形象意识较
