尽管2009年一季度的住房销售量有所恢复,但这是否标志着中国整个房地产恢复增长还言之过早,尤其是现在,国内和国际的经济依然深受金融危机的影响。随着四万亿的政府刺激计划开始落实,预计房地产业会在今年下半年渐趋平稳。作为一个支柱行业,房地产业的表现对中国整体的经济健康有着重要的影响,因此政府将会密切关注并大力支持房地产业。尽管国内各城市都有各自发展路向及特殊的情况,但房地产作为一个整体行业正面临一些共同的挑战,如供应过量、融资、成本上升及可持续性等问题。
Despite the resumption of housing sales in the first quarter of 2009, it is still too early to mark whether the entire real estate industry in China will resume its growth. In particular, the domestic and international economy is still affected by the financial crisis. With the start of the four trillion yuan government stimulus plan, it is expected that the real estate industry will gradually stabilize in the second half of this year. As a pillar industry, the performance of the real estate industry has an important impact on the overall economic health of China. Therefore, the government will pay close attention and support the real estate industry. Although each domestic city has its own development path and special circumstances, real estate as a whole is facing some common challenges such as over-supply, financing, rising costs and sustainability.
