为提升公租住房的租金定价机制的科学性,基于反向距离加权法的公租住房的租金定价模型,采取了反向距离加权法和政策模拟法,并考虑区域和收入差异性。结果表明该租金定价模型具有以下特征:一是福利性,符合申请公租住房的居民的都可以获得不同程度的保障;二是公平性,该租金定价模型考虑了收入和地区差异性,收入越低,地区生活成本越高的保障对象获得的保障性越高;三是激励性,该租金定价模型有利于激励收入高的居民自动退出公租住房;四是成本持续性,通过在地区和收入之间的成本平衡,可以保障公租住房持续性运营;五是弹性,在该租金定价模式的得出的持续性系数可以接受房价和收入较大的波动。这就说明基于反向距离加权法的公租住房的租金定价模型具有可行性和科学性。
In order to improve the rent pricing mechanism of public rental housing, the reverse distance weighted method and the policy simulation method were adopted to calculate the rent pricing model of public rental housing based on reverse distance weighted method.
