房地产市场调控政策初见成效。投机性需求得到遏制,房价从过快上涨到趋缓与停滞。地方政府普遍担心,房市再冷下去,不仅会导致房地产投资信心下降,还会影响相关产业链发展与地方财政收入,给整个经济增加下行压力,加大“硬着陆”的风险。因而,不少地方政府尝试给房市“松绑”。
Real estate market regulation and control policies have achieved initial success. Speculative demand was contained, house prices rose too fast to slow down and stagnation. Local governments are generally worried that a further cooling of the housing market will not only lead to a decline in real estate investment confidence but will also affect the development of relevant industrial chains and local revenue so as to increase downward pressure on the entire economy and increase the risk of “hard landing.” Therefore, many local governments try to “relax” the housing market.
