9月30日晚,北京楼市调控政策出台,随后,多个城市跟进。至10月8日,短短9天,北京、天津、苏州、成都、合肥、南京、深圳、上海等21个城市,先后发布了楼市限购限贷新规。此次楼市调控,意在降温楼市,政府期望通过限购限贷,抑制过热的投资投机需求,从而保护刚性需求和改善需求,使得楼市能够长期健康稳定发展。我们看到,在楼市新政之下,一二线城市成交量明显缩减,市场对未来价格走势的预期趋向平缓,二手房报价开始下降。
