对于工业地产法律风险的防范和管理,来自于企业对风险的认知,以及建立正确的风险意识。应将风险的管理纳入到企业和项目的日常经营管理之中,最大限度地规范操作。近年来,工业地产市场逐步发展壮大,工业园区、物流仓库、工业研发楼宇、总部基地等兴起。鉴于工业地产项目的自身特性,以及开发、租售、运营环节的庞杂琐碎,笔者仅就工业地产项目土地开发中容易出现的法律问题,拟从三个小节略作浅析。
The prevention and management of legal risks in industrial real estate come from the cognition of enterprises on risk and the establishment of correct risk awareness. Risk management should be incorporated into the day-to-day management of enterprises and projects, to maximize the operation of the standard. In recent years, the industrial real estate market has gradually developed and expanded. Industrial parks, logistics warehouses, industrial research and development buildings and headquarters bases are emerging. In view of its own characteristics of industrial real estate projects, as well as the development, rental and operation aspects of the complex and trivial, the author only on industrial real estate projects in land development prone to legal issues, to be omitted from the three sections briefly.
