从温州这个区域市场来看,2010年房地产调控政策取得一定效果,但并没有达到预期目的。调控政策抑制了市场需求,对商品房销售量的下降有较大影响。但温州房地产价格具备较快上涨的客观基础,短期内商品房供不应求。因此,2011年温州房地产调控重点还是供需结构,必须保障土地特别是住宅用地的投放量至少达到既定目标,加快商品房以及保障性住房的建设以及上市;相对于行政手段,用信贷、货币政策等经济手段来控制货币流动性应更为常态,同时要建立多种投资渠道和方法来疏导投资需求。
