分析了市场比较法在房地产拆迁项目补偿估价实践中所存在的缺陷,论述了ANP模型应用于市场比较法中的可行性,建立了基于ANP与市场比较法的房地产拆迁项目估价模型,并结合某房地产评审公司的房地产拆迁项目交易案例进行应用,结果表明:引入ANP在一定程度上弥补了当前市场比较法的缺陷,使估价结果更为精确。
This paper analyzes the defects of the market comparison method in the real estate demolition project compensation appraisal practice, discusses the feasibility of applying the ANP model in the market comparison method, establishes the real estate demolition project valuation model based on ANP and market comparison method, Real estate appraisal company real estate demolition project transaction case application, the results show that: the introduction of ANP to a certain extent, to make up for the current market comparative law defects, the valuation results more accurate.
