随着社会经济的发展和人民生活水平的提高,人们对居住环境的要求也不断提高。文章主要分析了影响住宅类房地产价格的各种因素,以及其对住宅类房地产价格的影响程度。通过对永宁县5个乡镇范围内住宅小区调查问卷结果,构建了影响永宁县住宅类房地产价格的指标体系,并与熵权法结合得出:居民对物业收费标准普遍比较敏感,权重为0.2095;其次,小区内治安和绿化率也对房产价格有较大影响,权重分别为0.1586和0.1530,此外,对小区内社区服务的关注度普遍较高,权重0.1117;居民对小区外部环境最关注的指标为公园绿地(0.1624),其次为城市基础设施和商业服务繁华程度,权重分别为0.1424和0.1399,此外,居民普遍认为区位也是影响住宅房地产价格的重要因素,权重为0.1240。文章旨在阐明环境对房地产价格影响程度,对降低人们在购房投资时因环境因素带来的投资风险具有一定意义。
With the development of society and economy and the improvement of living standards of the people, people’s requirements for living environment are also constantly increasing. The article mainly analyzes various factors that affect the price of residential real estate and its impact on the price of residential real estate. Based on the survey results of residential quarters in 5 townships in Yongning county, this paper constructs an index system that influences the residential real estate prices in Yongning County. Combined with the entropy method, residents are generally sensitive to property charges and the weight is 0.2095. Secondly, the law and afforestation rate in the district also had a significant impact on the real estate prices, with weights of 0.1586 and 0.1530 respectively. In addition, the community service in the district was generally of high concern, with a weight of 0.1117. The residents most concerned about the external environment of the district (0.1624), followed by urban infrastructure and commercial services, with weights of 0.1424 and 0.1399 respectively. In addition, residents generally think that location is also an important factor affecting the price of residential real estate with a weight of 0.1240. The article aims to clarify the impact of the environment on real estate prices, to reduce people’s investment in housing purchase due to environmental risks caused by the investment risk is of some significance.
