By summarizing the relevant literature, this paper presents a theoretical framework for institutional analysis of the city. The three basic dimensions of analysis are based on three main characteristics of the city: the consumption and transaction of urban land and local public goods (or collective goods) are tied together; the housing owner’s liquidity is reduced after the purchase; and the real estate is durable. The analysis in this paper shows that the central problem of urban land use is coercion, and the integration of land owners and collective goods providers is a basic institutional structure of various urban organizations. Private communities and shopping malls represent different ways of integration; the durability of real estate Sex may have an impact on the internal form of urban institutions through market structure.
