第六十条 建筑物在合理使用寿命内,必须确保地基基础工程和主体结构的质量。 建筑工程竣工时,屋项、墙面不得留有渗漏、开裂等质量缺陷;对已发现的质量缺陷,建筑施工企业应当修复。 [释义] 本条是关于建筑工程质量要求的规定。 根据本条的规定,建筑物的质量应当符合以下两项基本要求:(1)在合理使用寿命内,必须确保地基基础工程和主体结构的质量;(2)已竣工的工程,屋顶,墙面不得留有渗漏、开裂等质量通病。 本条所称的“合理使用寿命”,目前国家还没有统一的规定。这是由于建筑物本身的结构类型不一,质量要求不一,施工方法不一,以及使用性能不一的个性特点所决定的。 建筑工程的地基基础和主体结构的质量,是政府质量监督的重要内容,是建设单位或监理单位检查的重点,也是施工企业质量控制的关键。为确保建筑工
