基于中国2005—2013年地市级非平衡面板数据对房价变动与城乡收入差距间的关系进行实证研究,比较住宅类与非住宅类两种商品房价格影响城乡收入差距时可能存在的差异,并进一步探究这种影响是否在东西部地区表现出区域差异性。研究发现:随着我国城乡收入差距倒U型动态演变特征逐步显现,房价上涨在一定程度上缩小了城乡收入差距;就全国而言,两类房价对城乡收入差距的影响大小存在明显差异,住宅类商品价格上涨对缩小城乡收入差距的作用更大;分地区而言,西部地区住宅类商品房价格变动对城乡收入差距的影响大于东部地区,而东部地区非住宅商品房价格变动对城乡收入差距的影响大于西部地区。
