为了分析住房特征对城中村内农民房租金的影响,从而为制定公共租赁住房政策提供借鉴,本文引入特征价格(HedonicPrice)理论,应用样本调查数据,建立深圳市城中村农民房的租金特征模型。分析显示,“房龄”、“面积”对农民房租金有显著影响;在深圳特区内外,厨、卫设施对房租影响差异性较大。该模型不仅有助于分析特区内外农民房租金差异原因,对在住房租赁市场中如何选择农民房租金评估方法、定位公共租赁住房面积标准、整合农民房作为公共租赁住房房源等方面都有参考价值。
In order to analyze the effect of housing characteristics on the rent of peasant houses in the villages in the villages and to provide reference for the policy of public rental housing, this paper introduces the Hedonic Price theory and uses sample survey data to establish the rent characteristics model of peasant houses in Shenzhen. Analysis shows that “house age” and “area” have a significant impact on the rent of peasant houses. In and outside Shenzhen Special Economic Zone, the influence of kitchen and shelter facilities on rent is quite different. The model not only helps to analyze the reasons for the difference in rent of peasant houses inside and outside the SAR, but also has reference to how to choose the peasant housing rent evaluation method, to locate the standard of public rental housing area and to integrate peasant housing as the public rental housing stock in the housing rental market value.
