未登记私房的概念房屋的分类方式多种多样,通常按用途分为住宅、商业、办公、工业等类型。在日常生活中,出于房屋抵押贷款、课税、房地产交易等用途,房地产评估大多针对的是已登记房产,即在房地产行政主管部门进行过登记并依法确认过房屋产权归属关系的房产。与之对应的是未登记房产,市面上所谓的小产权房、违法建筑、统建楼、农民房等,基本都属于这一类别。
