本文根据北京大学社会学系生活质量研究组1996年初对北京市区498人的抽样调查,指出目前市内仍有45%的市民住在大杂院内,59.2%的被调查者在问卷的不方便指标中至少提出其中一项不方便指标。居民满意最高的是交通方便,但在室内和室外居住环境方面评价都欠佳。房改为居民改善居住条件带来了空前的机会。但在买房和住房方面,居民表现了平和的心态,希望购房的比例约占1/3。这除了因职工经济能力有限外,还与房产权不够明晰有关。作者最后指出,当前我国的房改,仍以发展房屋的使用功能为主。但由于单位介入了建房投资,强化了单位的后勤住房功能,给人才流动增加了难度,这是房改中的新挑战
