北京传统的高档住宅区主要集中在东城区、CBD、朝阳公园、丽都商圈、顺义温渝河沿岸,近两年内发展较快的小汤山地区、奥运村以北地区及香山附近区域也成为北京高档公寓、别墅的重要聚集地。从总体上说,东部地区的项目主要针对在CBD及使馆区工作的高级管理层与专业人士,国内客户投资比例较大。西部及西北部的项目主要针对在北京西部及北部的在新经济下成长起来的高收入阶层,客户主要是自用型买家。
Beijing’s traditional upscale residential areas are mainly concentrated in Xiaotangshan area where Dongcheng District, CBD, Chaoyang Park, Lido district and Shunyi River shun the rapid development in recent two years. The area north of Olympic Village and the vicinity of Xiangshan also become the top grade of Beijing Apartments, villas an important gathering place. In general, projects in the eastern region mainly target senior management and professionals working in the CBD and embassy districts, with a large proportion of domestic customers. Projects in the western and northwestern regions are targeted at high-income groups that have grown up in the new economy in western and northern Beijing. The clients are mainly self-employed buyers.
