社会上的闲资太多,一旦开始流向楼市,就会造成连锁反应——流入的资金愈多,楼价就升得愈快;楼价升得愈快,就愈能吸引更多的资金流入2005年以来,中央已觉得楼市的发展不健康;发展商集中兴建豪宅,不照顾基层民众的需要;市场炒卖成分过高,导至楼价急升,吸引发展商错误投资,造成资源浪费。中央担心,这样发展下去,楼市会形成泡沫,爆破时会对整体经济造成冲击,影响民生,破坏社会和谐。为此,中央推出了一系列的宏观调控政策,希望为过度炽热的楼市降温。
