本文对比美国次贷危机,发现与以往的危机相比,次贷危机表现出了一些独特的特征。在此基础上,本文从房地产融资、银行贷款情况、金融监管这三个方面对我国房地产业与金融体系的关联进行了分析并得出如下结论:次贷危机展现了全新的资产价格泡沫与金融危机传导关系;我国房地产市场目前高度依赖银行贷款,贷款发放紧中有松。针对我国情况,本文提出,我国应大力推动银行贷款证券化并辅以相应地监管;完善我国房贷信用分级,严格房地产抵押贷款发放。
This article compares the subprime mortgage crisis in the United States and finds that the subprime mortgage crisis shows some unique characteristics compared with the previous crises. On this basis, this article analyzes the relationship between real estate and financial system in China from three aspects: real estate financing, bank loans and financial supervision, and draws the following conclusions: The subprime mortgage crisis shows a new asset price bubble and financial Crisis conduction relations; China’s real estate market is currently highly dependent on bank loans, loan tight tight loose. In view of the situation in our country, this paper proposes that our country should vigorously promote the securitization of bank loans supplemented by the corresponding regulation; improve China’s mortgage credit classification, strict real estate mortgage loans.
