住房消费信贷存在的问题 目前,我国住房消费信贷业务已经在住房领域普遍开展,各大商业银行也纷纷出台拓展住房金融业务的一系列政策和措施,促进住房消费信贷的成倍增长。但是,整体来看 我国住房消费信贷的规模还非常小,发展还不充分,一直处于比较疲软的状态。 1.我国居民的住房消费能力与消费观念的制约。一是住房消费货款额度低、期限短、利率高、付现额大。目前各专业银行发放个人抵押赁款的额度约占贷款总额的1%左右,远远低于国际上20%-40%的水平。住房抵押贷款的期限短则3-5年,最长也只是20-30年,而且付现
