随着我国人口老龄化程度的不断加剧,日益严重的养老压力要求社会养老保障体系不断完善,住房反向抵押贷款等以房养老模式应运而生。但该模式在我国试点效果并不好。除了传统观念束缚、产权制度不完善、市场环境不匹配等原因,还由于其存在诸多风险。本文利用模糊层次分析法,创新性地从定量的角度对住房反抵押贷款的风险进行评估,对各类风险的重要程度进行划分,金融机构应密切关注权重较大的风险;另一方面从具体业务出发,对具体客户的风险进行定量化评级,为金融机构的客户选择提供建议。
With the increasing degree of population aging in our country, the increasingly serious pension pressure requires the continuous improvement of social pension insurance system, housing reverse mortgage loans and other modes of housing for the elderly emerge as the times require. However, this model does not work well in our country. In addition to the traditional concept of restraint, the imperfect system of property rights, market conditions do not match other reasons, but also because of its existence of many risks. In this paper, fuzzy analytic hierarchy process is used to evaluate the risk of housing anti-mortgage loans innovatively from the perspective of quantitative analysis, and to classify the importance of various risks. Financial institutions should pay close attention to the risks of heavy weights; on the other hand, Departure from business to quantify the risks of specific clients and to provide advice to financial institution clients.
