点评者:肖劲——中远房地产市场部副总经理。区域点评:从长远来看,泛 CBD 地区与 CBD 的发展始终都不会很均衡,它会一直处于辅助与补充的地位。同时,它的产品、客户群、行业构成与 CBD 都不同。泛 CBD 区虽然会有一些外地大客户,但那些外国大客户,一般不会过来,所以它只是个补充,CBD 也需要这样一个区域做补充。另外国家也并不想把 CBD 作成唯一、独立性的办公地点,一旦交通、住宿,商务活动过于集中,会带来很多问题,比如国贸做一次展会,交通就很拥堵。政府也希望有几个点可以分散一下。现在修了几条路,也是让周边区域享受其配套,使里面的客户资源分散到周边地区。朝阳路区域以居住类住宅为主,投资性住宅也很多,但未来商务比例会加大。目前几个路角都有写字楼,中远房地产还要在此投资一个大规模的写字楼群,且华贸中心本身就是一个庞大的写字楼,这些都会结合在一起,跟 CBD 连上,地区的办公类产品会越来越多。
