引进外资发展房地产业是改革开放中的重大举措,尽管这一举措有诸多好处,但也不可避免地产生诸多负面影响: 其一,占地不建或多占少建,对土地供应形成不必要的压力,浪费稀缺的土地资源。 其二,外资涉入内销市场引起地价与房价上涨,外销房价高,引起内销房价上涨,为房改和解困带来更大的压力。
