本文在构建生态资本与住宅意愿支付价格关系模型的基础上,运用天津市2006年的数据,研究了生态资本特征对住宅价格的影响,并对生态资本特征溢价值进行了测算。对天津市的实证结果表明,在生态资本特征指标中,仅有住宅小区周边绿化水平、小区内水面状况对住宅总价格有影响,这说明生态资本特征指标对住宅总价格的影响很弱,也表明天津市在构建宜居的生态型城市方面还有很多事情要做。因此,为尽早建成宜居型城市,满足消费者多元化需求,需要政府加大公共投资力度,通过城市规划及其他鼓励政策,引导房地产企业的开发模式向人居和谐方向转变。
Based on the model of relationship between ecological capital and residential willingness to pay, the paper uses the data of Tianjin in 2006 to study the impact of ecological capital on housing price and estimate the value of ecological capital. The empirical results for Tianjin show that only the surrounding greening level of residential quarters and the surface water conditions in residential quarters have an impact on the total housing price in the index of ecological capital characteristics, which shows that the index of ecological capital has a weak influence on the total house price. This shows that Tianjin still has a lot of things to do in building livable and ecologically-friendly cities. Therefore, in order to build a livable city as early as possible and meet the diversified needs of consumers, it is necessary for the government to increase public investment and to guide the development mode of real estate enterprises to a harmonious human settlement through urban planning and other encouragement policies.
