本文对中国经济转型时期的绅士化(Gentrification,又译作“中产阶级化”)进行了讨论。绅士化过程是建成环境的资本再投资的过程,伴随着使用者的更迭,涉及到居民和就业者。绅士化的过程要求资产(房屋和土地)必须是可以投资的,以便于进行市场交易。中国大陆地区原来没有房地产市场,而经历了从计划经济向市场经济的过渡,房地产市场逐步建立起来,房地产投资释放出巨大的活力。
This article discusses Gentrification during the period of China’s economic transition (translated as “middle class”). The process of gentrification is the reinvestment of capital into the built environment, with the change of users involving residents and employers. The gentrification process requires that assets (houses and land) must be investable to facilitate market transactions. China did not have the real estate market in the past, and experienced a transition from a planned economy to a market economy. The real estate market was gradually established, and real estate investment released tremendous vitality.
