2009年,国内住宅产品市场发展将大致向两端分化:一种是政府主导的保障性住房,另一种是开发商主导的个性化高端产品。这种变化主要取决于当前市场结构和开发模式的转变。首先,从市场结构看,近年来国家大力推行的保障性住房,与市场化的普通商品房和高端住宅并存。且今后的保障性住房也将由原来政府提供相关政策、企业为主体开发的模式慢慢转变为一部分由政府主导来建设。这样,必然会使保障性住房数量越来越多、非市场性的特点越来越强。
In 2009, the development of domestic residential products market will be roughly divided into two ends: one is the government-led affordable housing, and the other is the developer-led personalized high-end products. This change depends mainly on the current market structure and development patterns of change. First of all, from the perspective of market structure, the affordable housing vigorously promoted by the state in recent years has co-existed with market-oriented ordinary commercial housing and high-end residential buildings. And the future of affordable housing will also be provided by the original government-related policies, enterprises as the main mode of development gradually transformed into part by the government-led construction.
