众所周知,消费者的内在需求是影响北京房价的最重要因素,经济因素对需求产生着重大的影响,人口、城市化水平,这些与经济发展密不可分的社会因素对需求乃至房价的影响更是不容忽视的。试从人口因素、市民受教育程度、收入差距、房产投机(资)、大众心理预期、城市化水平等六个方面对影响北京房价未来走势的社会因素进行分析。其中的一些因素将在未来抬升北京的商品房价格,一些因素将对商品房价格产生抑制,还有一些因素产生的影响较为复杂,有待于进一步的考察。
As we all know, the intrinsic demand of consumers is the most important factor affecting Beijing’s housing prices. Economic factors have a significant impact on demand. Population, urbanization levels, social factors that are inseparable from economic development can not even affect the demand and even housing prices ignore. This paper analyzes the social factors that affect the future trend of housing prices in Beijing from six aspects: population factor, education level of citizens, income gap, real estate speculation (capital), public psychological expectation and urbanization level. Some of these factors will raise the price of commercial housing in Beijing in the future. Some factors will dampen the prices of commercial housing. And some of the factors will have more complicated effects and need to be further investigated.
