现在存在的风险是银行自己制造的风险,银行越是担心风险问题,其做法越是保守。为什么大家都投资房地产?因为没有其他方式可以分享房地产市场发展的红利。因此,大家只能通过投资房地产才能获得银行杠杆作用,才能获利。这次造成房地产下行的一个重要因素是个贷利率提高,从而导致每百万元个贷的利息差别多达20万~30万元。去年9月份房地产市场开始下行,利率提高是主因,因为我国还没放开信贷资产证券化。
